Description
The SmartCode is a unified land development ordinance created by new urbanism pioneer Andres Duany and others. It addresses zoning, subdivision regulations, urban design, and optional architectural standards in one compact document.
Communities can adapt the SmartCode to suit local conditions, reflecting citizens' desires and stakeholders' needs. It helps communities create walkable, mixed-use neighborhoods with good transit options, while preserving local character and open space. It is a form-based code, which addresses the physical form of communities, and a transect-based code, which addresses a range of land types, from rural to urban.
This updated version of the SmartCode is shorter and simpler than its predecessors. Minor revisions throughout improve clarity.
