Re-energizing Your BuildingsNAIOP New Jersey ChapterEdison, NJ NAIOP New Jersey Chapter's “Re-energize Your Buildings” seminar will begin with a presentation about the state of renewable energy in New Jersey followed by three expert panels on (1) the business case for energy efficiency; (2) energy efficient technologies; and (3) local, state, and national programs for energy efficiency. Featured speakers include Brad Molotsky (Brandywine Realty Trust), Robert H. Crespi (Wolff & Samson PC), Jeffrey Grant (Mack-Cali Realty Corporation), Ed Klimek (KSS Architects), Elizabeth Ackerman (NJ Board of Public Utilities), and Greg Hale (NRDC).
The beginning presentation will address the current regulatory and legislative climate around the subject of energy efficiency and its expected future trends. Topics to be discussed include: NJ’s Energy Master Plan and Solar Stabilizer bill; other forms of renewables such as wind, bio fuels, and geothermal; benchmarking; and disclosure.
The first panel will explore the business case for implementing energy efficiency in commercial, office, and industrial buildings. The second panel is designed to expose attendees to the types of technologies and systems available that help planners, developers, property owners and tenants realize their energy efficiency goals. Both panels will feature real life case studies that will look at the financing, implementation, and benefits of establishing energy efficient systems in various types of buildings.
The third panel will address local, state, and national initiatives that incentivize, regulate, and/or promote energy efficiency. Topics will include NJ BPU’s Pay for Performance & Direct Install programs, Energy Star, and mandates and codes.
More Instructors: Brad Molotsky Brad Molotsky began as the General Counsel and Secretary for Brandywine Realty Trust in October 1997. He became a Senior Vice President in December 2004 and an Executive Vice President in August 2009. In 2010, Brad became responsible for Brandywine Realty Trust’s company-wide sustainability initiative. Prior to joining Brandywine, Brad was an attorney at Pepper Hamilton LLP in Philadelphia, Pennsylvania.
Brad is a member of NAREIT and the Real Estate Roundtable and a Vice-Chair of the Sustainability Taskforce. He serves on the boards of the Committee of Seventy, the JCC of Southern New Jersey, the Walnut Street Theatre and The Federation of Southern New Jersey. Brad also serves as President and a board member of Jewish Community Properties, Inc., a non-profit affiliated with The Federation of Southern New Jersey. In addition, Brad is a member of the New Jersey Chapter of the National Association of Industrial and Office Properties (NAIOP NJ) and a Co-Chair of the chapter’s Energy Committee. Brad is also a member of the University of Pennsylvania’s Wharton School Zell/Lurie Real Estate Center, the Urban Land Institute, the Southern New Jersey Development Council, the Philadelphia Development Council, BOMA, and the Delaware Valley Green Building Council and is on the advisory committees of the Greater Philadelphia Innovation Cluster, the World Affairs Council of Philadelphia, C.A.R.E.S. Institute and Northern Home for Children.
Brad earned a B.S. in accounting from the University of Delaware and a JD/MBA from Villanova University’s School of Law and the College of Business and Finance.
Robert H. Crespi Robert Crespi is a member of Wolff & Samson’s Environmental and Renewable Energy and Sustainability Groups. He represents a diverse client base in complex transactional and development issues, as well as in regulatory, compliance and litigation matters. He also counsels clients with regard to regulatory issues related to sustainability and renewable energy.
Rob assists clients in the national retail, industrial and residential sectors with the purchase and sale of environmentally impaired properties, including Brownfields development and remediation, and negotiating environmental insurance and funding mechanisms to facilitate transactions and redevelopment.
Rob has lectured at forums presented by the New Jersey Chapter of the National Association of Industrial and Office Properties (NJ-NAIOP), the International Council of Shopping Centers, and the Rutgers University, Cook College, Continuing Education Program.
He is the co-chair of the NJ-NAIOP Energy and Sustainability Committee, as well as a past co-chair of its Education Committee, and a member of its Regulatory Affairs Committee and Energy Task Force. He also chairs the Membership Committee of the Urban Land Institute, Northern New Jersey Council, and is a member of its Executive and Sustainability Committees.
Rob graduated cum laude from Pace University School of Law, where he received a J.D. degree and a Certificate in Environmental Law. While at Pace, he authored a land use article that was published in the Pace Environmental Law Review. Rob is listed in New Jersey Super Lawyers.
Jeffrey E. Grant Jeffrey E. Grant, PE, CEM, CEP is the Senior Director of Corporate Energy with Mack-Cali Realty Corporation, where he oversees developing and implementing retail energy procurement programs and other strategic energy efficiency infrastructure programs for new and existing facilities. He is a licensed professional engineer, certified energy manger and certified energy procurement professional with over 25 years of experience in HVAC systems design, energy conversion systems design and energy use analysis.
Jeff has implemented a corporate energy program for Mack-Cali in procuring and managing electricity and natural gas supply contracts for all of Mack-Cali’s New Jersey, New York, DC and Maryland facilities. Also, as part of Mack-Cali’s corporate energy program, he has implemented EPA Energy Star Building benchmarking procedures that have resulted in ongoing efforts to improve operational efficiency and receiving seven Energy Star Building labels for Mack-Cali properties in New York and New Jersey.
Mack-Cali Realty Corporation is one of the largest real estate investment trusts (REITs) in the United States with a total market capitalization of 4.8 billion dollars as of December 31, 2011. Mack-Cali has been involved in all aspects of commercial real estate development, management and ownership for over 50 years, owns or has interests in 276 properties, 169 of which are in NJ, totaling approximately 32.2 million square feet and serving as home to approximately 2,100 tenants.
Edmund P. Klimek Mr. Klimek’s expertise covers a broad spectrum of work for every client type. With an understanding developed through years of hands-on experience, Mr. Klimek has become a leader in master planning and redevelopment. His work spans from redevelopment of brownfield sites in Carteret and Perth Amboy, N.J., to the repositioning plan of Princeton Forrestal Village, to the design of a new pharmaceutical campus. Mr. Klimek’s extensive experience with public process has allowed him to lead KSS in the design of architecture that is sensitive to daily civic functions and uniquely responsive to a community’s social fabric. Mr. Klimek is also passionate about industrial development, where his and the firm’s work have been transformative. His industrial and distribution building designs are bold, multifaceted architectural statements, monumental in scale and impact. He and his team have worked with some of the world’s leading industrial developers to set new market standards, and have conducted research for the National Association of Industrial and Office Properties on sustainable distribution center development, which they have presented to the U.S. Green Building Council. His recent work includes investigating new urbanistic principles in industrial development to restore a rich industrial heritage to urban communities.
Beyond his work, Mr. Klimek has channeled his passion into his community. An active volunteer for Habitat for Humanity, Mr. Klimek will also be part of a delegation providing assistance to the people of Santa Rosa, Guatemala, in concert with Catholic Relief Services. He will use his expertise to build sustainable, rural communities in third-world countries while helping to foster greater global solidarity.
Elizabeth Ackerman Elizabeth Ackerman currently works in the Division of Economic Development and Energy Policy, which manages cross-cutting issues related to energy and economic development within New Jersey’s BPU and oversees numerous projects and initiatives including: decisions made by the Federal Energy Regulatory Commission (FERC); the use of American Recovery and Reinvestment Act (ARA) funds for clean energy programs; the Office of Clean Energy (OCE); the State Energy Office; and the Energy Master Plan.
Before working at the BPU, Elizabeth founded Elizabeth Ackerman Architect (EAA), LLC. Located in Princeton, EAA is committed to smart, efficient design solutions that consider how the built and natural environments can complement one another, in order to optimize the natural setting, while minimizing site impact.
Greg Hale GREG HALE is the Director of Efficiency Finance at NRDC’s Center for Market Innovation, where he is focused on developing a large-scale market for energy efficiency building retrofits. Greg works closely with many financial institutions, governmental entities, real estate owners and managers, energy services and technology companies, and non-profit organizations to help build the energy efficiency retrofit market in the commercial and multi-family residential property sectors, by: (i) making the retrofit business case clear to building owners and occupants; and (ii) developing, promoting and scaling various innovative financing mechanisms for the retrofit marketplace. Greg’s work also includes an emphasis on energy efficiency leasing practices. Greg is a founding board member of the New York City Energy Efficiency Corporation, and has served on the steering committee of the PACENow Coalition. Greg is a frequent speaker at national conferences on energy efficiency retrofit and finance issues.
Prior to joining NRDC, Greg spent 17 years in the real estate industry, first as a real estate lawyer at Skadden, Arps, Slate, Meagher & Flom, and then as co-owner and general counsel of Cirque Property L.C., a real estate investment company which acquired, financed, managed and sold a portfolio of properties throughout the western United States. Greg is a graduate of Dartmouth College and The University of Michigan Law School.
