IHDA development guidance is guidance, meaning it can be discussed and massaged. 8609, because I don't work in this space, I'm not totally familiar with this terminology. LIHTC combined with Opportunity Zones - some movement with IHDA deals, but IHDA does not anticipate anymore deals of this nature. Workforce housing at 80-120% of AMI, another example that ran consistently through conference - affordable housing must protect middle income as well.

Legislative agenda has had fairly strong support - half the IL House and growing. Tax reform causing loss in the price that can be received for LIHTC/tax credits Increase in PBRA funding still creates net loss in the funding (for renewals) CRA update could have a negative impact on LIHTC investment (combined investment rather than separating out equity, lending, etc) Wage stagnation and income redistribution upward against a backdrop of a increasing-cost housing market creates a demand across more income groups for affordable housing. Annually affordable units are lost because of qualified contracts (15 years into affordability period)
