The City of Austin, through its Economic Development Department (EDD), seeks a master development partner to create a new vibrant, sustainable, and mixed-use neighborhood on 208 acres of publically-owned land located in northeast Austin. The site is roughly seven miles from Downtown, the State Capitol Complex, and the University of Texas at Austin campus and has been the subject of extensive planning. This solicitation marks a significant milestone that resulted from extensive planning, a Council-adopted Master Plan, and Planned Unit Development (PUD) zoning district.

The City of Austin and the community envision a transformative pedestrian-oriented, mixed-use community that is compatible with the surrounding fabric of the existing neighborhoods. The development opportunity includes potential uses such as single-family, multifamily, commercial, and mixed-uses along with facilities for education, job training, healthcare, and other public services and open space amenities including a potential future passenger rail station. There are 3,031 dwelling units and 961,057 square feet of commercial space entitled in the PUD zoning district.

This Request for Qualifications (RFQS) provides an opportunity for qualified respondents to demonstrate their experience in developing large scale, master planned communities through public-private partnerships utilizing development characteristics and entitlements similar to those in the Colony Park Master Plan to reach social, economic, and environmental goals.
