The town's Development Code defines accessory and principal solar collectors (Sec. 2-1.7.CM, CN). Free-standing and roof-mounted accessory systems are permitted by right in all districts subject to development standards; utility solar collectors are permitted in agricultural and industrial districts with a special permit (Table 4-3-1). The code provides development standards for solar collectors (Sec. 6-4.69). Accessory roof-mounted systems must not exceed maximum building heights and must be mounted flush to roof surface. Freestanding systems are limited in size to 25 percent of the primary residence square footage and 12' in height. Principal-use system standards require a 100'-setback from residential structures and address height, screening, and parking.

Scenic View Protection

The town’s zoning code protects scenic roads through scenic corridor overlay districts. Scenic corridor overlay districts must develop a corridor plan that addresses land arrangements, unique qualities, the value of the corridor to residents, and transportation details (§4-10.2). It discusses scenic corridor overlay district requirements, which include access control guidance, permitted uses, and conditional uses (§4-10.3).
