Grayfields Reuse and Redevelopment

The city's unified development code encourages the redevelopment of large sites with surface parking into walkable mixed use developments (§31-715(e)). Eligible sites must have 50% of their area dedicated to surface parking, and have at least 20% of their building area set back 60 feet from the roadway. Permitted development for these sites includes infill development, mixing of uses, and moving parking to the rear of the property. Density bonuses are available for these projects.

Wind Energy

The city’s unified development code distinguishes between small-, large-, and utility-scale wind energy facilities. It defines lot size, setback, and height standards for each (§31-722.a.1). It includes application procedures for wind energy facilities (Appendix B §B-24).

It permits small-scale wind energy facilities by right in the agricultural, rural residential, rural estate, and general business districts, subject to use-specific standards (§31 Table 406-1).

It allows large-scale wind energy facilities in the agricultural, rural residential, rural estate, and general business districts with a discretionary use permit, subject to use-specific standards (§31 Table 406-1).

It allows utility-scale wind energy facilities in the general business district with a discretionary use permit, subject to use-specific standards (§31 Table 406-1).
