Hazard Mitigation
The town’s zoning code includes floodplain development regulations that exceed the Federal Emergency Management Agency’s minimum requirements (§9.4). These regulations require all new or rehabilitated residential structures to be elevated to at least one foot above base flood elevation.
Inclusionary Housing
The town's zoning code offers a density bonus option for the voluntary provision of affordable housing (§6.1.4).
The code offers a 15 percent density bonus in exchange for the provision of 20 percent of project units as affordable. 15 percent or more must be affordable to households at 120 percent AMI, and 5 percent or more must be affordable to households at 80 percent AMI. Units must be provided on site; resale value increase must be restricted for 30 years.
