Inclusionary Housing

The town addresses inclusionary housing in its zoning code (§11-1 et seq.). The ordinance begins with a purpose statement focused on housing affordability. A 20 percent affordability requirement applies to all development of five or more dwelling units or residential lots.

Development applications must include an inclusionary housing plan and a development agreement is required. The code offers a density bonus of one market rate unit or lot per each affordable unit or lot and fee waivers for affordable units or lots. Integration standards are provided for affordable units that address location, construction phasing, exterior and interior appearance, and size. The code provides standards for determining unit or lot prices and household eligibility; priority is given to town residents and employees.
