Solar Energy

The alternative energy chapter of this town's code defines "small solar energy systems" as freestanding or building-mounted accessory systems with a rated capacity of less than 25kW for PV systems or less than 1,000 sq. ft. of collector area for thermal systems. Defines "principal solar energy systems" as any freestanding or building-mounted PV system with a rated capacity greater than 25kW or a thermal system with a collector area greater than 1,000 sq. ft. (§100-36).

Permits small solar energy systems by right in all zoning districts, subject to standards addressing the following (§100-37):

• building code compliance
• minimizing glare
• compliance with setbacks
• height allowances, including limited exception to building height
• required drawings
• utility notification

Permits principal solar energy systems with a special permit in industrial, commercial, and agricultural districts, subject to standards addressing the following (§100-38):

• minimum lot size and maximum lot coverage ratio
• height and setback requirements
• building code compliance
• application requirements
• utility notification and connection requirements
• maintenance requirements
• abandonment and decommissioning
• financial performance guarantee
