Tiny Houses and Micro-Apartments

The city’s land development code defines and regulates chassis-mounted and foundation-attached tiny houses as a distinct type of dwelling. It defines “tiny house,” “tiny house on wheels,” and “pocket neighborhood,” and provides standards for each (§70.90, Ordinance No. 1681-2015). Tiny houses are only permitted in pocket neighborhoods, and only one-quarter of tiny houses in a pocket neighborhood can be chassis-mounted. 

General tiny house standards address unit and room size, ceiling height, and width. Standards for chassis-mounted tiny houses address registration with the department of motor vehicles, ability to be towed, compatibility with size limits for vehicles, unit size, functional areas, and documentation. 

Standards for pocket neighborhoods address number of units, common areas, porches, owner associations, lot dimensions, setbacks, maintenance of open space and utilities, and placement of chassis-mounted units.
