This article from the Congress for the New Urbanism discusses a study by PricewaterhouseCoopers that explained why malls are becoming grayfields. It found that disinvestment, location in less affluent neighborhoods, stiff competition, the presence of middle- or low-end stores, vacancies, and small size were all common characteristics of failing malls.
