Brownfields Redevelopment
This subarea plan includes redevelopment plans for a 425 acre former heavy industrial site. Contained within the subarea is one identified brownfield, a former gas station and automotive repair shop, which is cited in the subarea plan as a constraint and area for concern as it sits on a floodplain that may experience flooding due to projected impending sea level rise.
Grayfields Reuse and Redevelopment
This subarea plan covers a large area with a waterfront and a wide mix of uses including a 41 acre dead mall site and a 425 acre former heavy industrial site. The plan compares four scenarios on their potential for economic and community development, land use and design, environment and open space, transportation, stakeholder input, and their ability to address various social goals. After comparing these scenarios it recommends a fifth scenario that includes a station relocation plus a bus transfer station, a waterfront park, marina, 107,000 square feet of office and retail mixed-use space, 350,000 square feet of retail and institutional mixed-use space, 330 residential units (townhomes and apartments),300,000 square feet of institutional space, 380,000 square feet of industrial (various) space, a mixed-use lifestyle center with 200,000 square feet of retail space, 70,000 square feet of institutional space, and 250 apartment units, as well as another mixed-use area with 750,000 square feet of office space, 150,000 square feet of retail space, and 400 multifamily residential units.
It then lists goals and implementation strategies, infrastructure improvements for all modes (including a cycle track), and beautification projects. It goes on to examine focus areas.
