age-friendly communities

The county zoning code facilitates the implementation of the age-friendly South Cobb Town Center-Mableton Lifelong Community Plan by incentivizing form-based redevelopment (§134.286). It seeks to spur private investment to help make Mableton’s proposed age-friendly town center a reality through incentives like fee reduction, density increases, tax relief, and green building certifications.

The county code establishes a redevelopment overlay district intended to encourage development of mixed-use, walkable areas. Eligible projects must include a mix of uses including workforce housing. There are no setback restrictions. Surface parking is to be kept to a minimum and public plazas have several requirements, such as having a community gathering place and access by pedestrian network (§134-221.2).
