Grayfields Reuse and Redevelopment

The township zoning ordinance establishes an adaptive reuse and redevelopment overlay district intended, in part, to provide incentives that encourage the redevelopment of vacant commercial land. Buildings considered nonconforming due to lot area, height, building coverage, lot coverage or proximity to property lines may be expanded up to 20%. Parking and loading requirements may be reduced by 25% if the property owner can demonstrate safe and efficient accommodation of the largest working shift. Additional exemptions may be provided by the Zoning Hearing Board (§6-602).
