Grayfields Reuse and Redevelopment

The city's land development regulations has a comprehensive planned unit development that is used principally to develop infill and grayfield sites. Specifically, the Traditional Neighborhood District Planned Unit Development is intended to be used for “medium and large” infill and grayfield sites. It includes provisions for various aspects of compact development, such as requiring walkability, integrated housing types, “fine grained” street network, thoroughfares that consider all modes of transport, frontages that screen parking, and more (§706).

Outdoor uses must be approved by the city commission (§706.5). Building height is limited to 6 stories or 85 feet, whichever is less (§706.6).
