Group Housing

The city's zoning code defines and regulates two types of community residences: family community residences and transitional community residences. The distinguishing characteristic is length of stay and not number of occupants (§153.002.e). Use-specific standards address separation from other community residences and property maintenance (§153.073(C)).

Innovation Districts

The city’s zoning code includes multiple innovation zoning districts with varying mixtures of uses to help implement the West Innovation District master plan (§153.037 et seq.). It establishes five types of districts with different intents and use permissions, including the Research Mixed Use District, which combines residential, recreational, and employment spaces within walking or biking distance (§153.037(H) & §153.038). Other districts include the research office district (a mix of high intensity sites, such as offices, research and laboratory space), a research support buffer are areas (for future development of commercial support services), a Research Flex district (flexible space for changing businesses), and a research assembly district (sites with larger intensity and scale).
