Scenic View Protection

This report analyzes conditions and provides recommendations for the Mount Vernon Viewshed Area of Primary Concern in Prince George’s and Charles Counties, MD. It includes a history of the area, highlighting the cultural and scenic importance of areas near the Potomac River, a land analysis, and four viewshed protection technique options. Protection techniques include retaining the current review process, amendments to zoning ordinances and subdivision regulation, implementing a viewshed overlay zone, and creating an umbrella overlay zone.
