Home Occupations

The town's zoning code distinguishes among four types of home occupations based on intensity (§160.14).

In ascending order from least- to most-intense, it classifies each permissible home occupation use as either an “Office in the Home,” “Home Crafts,” “In-Home Sales and Service,” or “Home-Based Business” (160.14 A-D).

It permits all Office in the Home uses by right, and it requires a discretionary use permit for more intense home occupations (160 Attachment 1 - Land Use Table). The zoning district determines the discretionary use permit type needed for each use classification level.

Certain use-specific standards — location and space, accessory use, storage, dwelling modification, traffic generation, parking, nuisance, vehicular site accessibility, and environmental protection — apply to all home occupations (§160.128). The permissible number of employees and on-site sales differ by the intensity category of the home occupation.
