The county’s zoning code distinguishes between high- and low-intensity home occupations.
It permits low-intensity “home occupations” by right subject to use-specific standards (§3.8-1 et seq.). It allows high-intensity “home extended businesses” in certain zoning districts with a discretionary use permit, subject to use-specific standards (§3.8-2-3).
Low-intensity “home occupations” must comply with location and space, display, employee, nuisance, parking, customer/client visit, dwelling modification, sign, storage, and utility standards (§3.8-1-3).
High-intensity “home extended businesses” must comply with location and space, employee, storage, parking, nuisance, material use and disposal, utility, site access, and sign standards (§3.8-2-4). In addition, the county may require a landscape plan (§3.8-2-4.7), “appropriate” control measures for nuisance abatement (§3.8-2-4.18), and/or hours of operation (§3.8-2-4.20).
It stipulates additional “home extended business” standards for certain zoning districts (§§3.8-2-5 – 3.8-2-6). It details specific exceptions to the “home extended business” standards (§3.8-2-2).
