Home Occupations

The city’s zoning code distinguishes between three types of home occupations.

It permits low-intensity “no-impact’ and medium-intensity “minor impact” home occupations by right, subject to use-specific standards (§29.139.b.1&2). These designations prohibit non-resident employees and set customer/client visitation limits (§§29.139.d & e).

It allows high-intensity “major impact” home occupations with a discretionary use permit, subject to use-specific standards (§29.139.b.3). “Major impact” home occupations must comply with the standards for “no-impact” and “minor impact” home occupations, but permits non-resident employees and additional customer/client visitations (§29.139.f.1).

All home occupations must comply with location and space, hours of operation, number of permitted home occupations, display and storage, nuisance, dwelling modification, auxiliary entrance, equipment, utility, communications and electrical interference, advertising, sign, traffic, delivery, vehicle, parking, and hazardous material standards (§29.139.c).

The code provides additional standards for each use intensity. This includes a non-exhaustive list of customary uses permitted under each designation (§§29.139.d – f). It prohibits certain uses as home occupations (§29.139.g).
